The Residencia Services Property Rental Management Rental Pack contains:
Property Check (twice a month when not rented out or when guests leave) including:
* Opening windows to ventilate the property
* Flushing of toilets and running of taps in bathrooms and kitchen to avoid bad
odours
* Check for damp marks
* Check all the lights and change light bulbs when necessary
* Keep terraces tidy and free of flooding
* Check for pests and take action if necessary
* Check the alarm system is functioning correctly
* Check for any signs of forced entry
* Check all doors and windows are locked properly
* Water plants inside and check irrigation system outside
* Internal and external check for any damage

Twice a month you’ll receive a detailed inspection report by email

Providing detailed information about any damage and comparative quotes for maintenance/repair work. Once you have approved the work, we will be available to supervise on your behalf

Regular emptying of mailbox on your behalf, to be left at the property or sent on to your home address, depending on your instructions

If you so desire, we can turn the air-conditioning or under floor heating on before you arrive

We can arrange a rental car for your arrival

We can arrange tee-times

We can arrange restaurant bookings

Cleaning for owners using the property, up to four times a year, before your arrival and after your departure.
With regard to rentals:

When guests arrive we’ll make sure that the most important things are present (such as water, toilet paper etc.)

We will collect and launder towels and linen, and make sure the beds are made

We make an inventory list and check that list upon check-out of the tenants.

After the tenants leave, the apartment will be cleaned and will be ready for new guests

We supply your tenants with a full information pack about the property and the area.
In order to give you de best possible service we require:

Two full sets of keys to the property.

A copy of the property insurance policy.

A float of € 400 for us to use for small repairs.

Additional Services
Check-in service for your guests 25 Euros
If your family, friends or other guests use your apartment, or you have rented out the apartment yourself, we can supply them with a copy of your keys, check them in and make them familiar with the apartment and the area. We can organise cleaning for your guests upon your request at 15 euros per hour. Check-in service out of office hours are charged at 50 euros.
